The main target audience of the recreation center are residents and guests of the Akmola region, as well as tourists from foreign countries. Upon reaching full design capacity, the hotel will have 16 rooms, one VIP house, six cottages and ten yurts, it is planned to receive about 8 thousand guests annually.
Project
The project provides for the construction of a multifunctional recreation center on the first coastline of the unique Koyandinskoye reservoir in the Akmola region. The recreation center will include a four-star hotel, national-style cottages and mini-houses, restaurant complexes, swimming pools, a bath and recreation complex, sports and beach facilities. The total area of the project is 7 hectares, of which 3 hectares are owned by the Initiator, and 4 hectares will be leased for 45 years. At the moment, several facilities for accommodation have been built, a beach and a pier have been put into operation.

The initiator of the project is Baltogai LLP, the main activity of which is the organization of recreation, entertainment and the provision of accommodation for weekends and other periods of short-term residence.
Market
- In 2020, the volume of the tourism industry of the Republic of Kazakhstan decreased by 34.2% compared to 2019 and amounted to 7.7 billion US dollars. The main reason for the fall was the COVID-19 pandemic and the quarantine measures introduced. After the pandemic, the market grew by 23.4% in 2021 and 17.9% in 2022.
- According to Kazakh Tourism, in 2021 Kazakhstan took 66th place out of 117 countries in the World Travel and Tourism Development Index, ahead of Montenegro (67), Morocco (71), Kyrgyzstan (90). According to Marketline forecasts, by 2027 the size of the tourism market in Kazakhstan in value terms will be $16.7 billion, an increase of 49% compared to 2022.
- The Shchuchinsko-Borovskaya resort area (SCHBKZ) is one of the most popular resort areas in the Republic of Kazakhstan, the cumulative average annual growth rate in the number of visitors for 2018-2022 is amounted to 16%. According to the State Program for the Development of the Tourism Industry of the Republic of Kazakhstan for 2019-2025. ShchBKZ has the potential to receive more than 2 million tourists a year.
- The unique location of the Project. The recreation center is located on the shores of the picturesque lake Koyandy in relative proximity to the international airport of Astana (40 minutes by car) - the main collection point for foreign and domestic tourists. The location is also attractive for a year-round offer of tourist services, including hotel accommodation, horseback riding, fishing and other recreational activities.
- Implementation of a product approach. At the moment, the recreation center compares favorably with competitors in the variety and quality of services provided to visitors. The recreation center is convenient for holding various events that will expand the opportunities for increasing brand awareness among potential customers. The initiator also plans to introduce loyalty programs, conclude agreements with tour operators and travel agents.
- Governmental support. The tourism industry in the country is actively supported by the state. State support measures also include reimbursement of part of the costs for the purchase of equipment and the construction of tourist facilities
For the implementation of the Project, financing in the amount of 6,875 thousand US dollars is required (at the rate of KZT/USD 449.2 tenge):
- 70% (USD 4,812 thousand) - debt financing (subject to collateral);
- from 30% (USD 2,063 thousand) - investor participation.
